Standard Building Regulations Package for Loft Conversions (Permitted Development)

A. Building Regulations

  1. Complete a measured survey of the interior and exterior of the property.

  2. Build an intelligent 3D model to produce 3D visualisations and scaled architectural drawings including ground and first floor plans, the loft space, external elevations and one section.

  3. Produce further 3D visualisations and scaled drawings showing the proposed loft conversion including all floor plans, external elevations, two sections, details, and a specification.

  4. Obtain quotations for structural calculations (if required) and include the details supplied by the structural engineer in the proposed drawings.

  5. Obtain quotations for building regulation approval and inspections.

  6. Submit an electronic copy of the drawings to the building inspector for a plan check and carry out any revisions that are requested.

  7. Supply an electronic copy of a set of drawing set and one hard copy.

 

Standard Loft Conversion Package with Planning Permission

A. Planning Permission

  1. Complete a measured survey of the interior and exterior of the property.

  2. Build an intelligent 3D model to produce 3D visualisations and scaled architectural drawings showing the existing and proposed ground and first floor plans, the loft space, external elevations and one section.

  3. Supply a location plan, existing and proposed site plan at a recognised scale.

  4. Complete the planning application form and submit along with the drawings via the Planning Portal.

 

B. Building Regulations

  1. Produce detailed annotated scale drawings that show the proposed loft conversion and alterations including all floor plans, external elevations, two sections, details, and a specification.

  2. Obtain quotations for structural calculations and include the details supplied by the structural engineer in the proposed drawings.

  3. Obtain quotations for building regulation approval and inspections.

  4. Submit an electronic copy of the drawings to the building inspector for a plan check and carry out any revisions to the drawings that are requested.

  5. Supply an electronic copy of all the drawing set and one hard copy.

 

Exclusions

Fees for planning permission, prior approval determination, building regulations, structural calculations, and other specialist reports.
